Karen M. Fanger brings a results-oriented mindset and a dedication to progress to K&D, the company she co-founded with Douglas E. Price, III in 1984. As Northeast Ohio natives, Karen and Doug shared a vision: transforming buildings and properties throughout their beloved region into vibrant communities.
Their first venture was an eight-unit building in Mentor, Ohio where they handled all the renovations themselves, laying the foundation for the company's future. Over the past 40 years, that passion has fueled Karen's deep understanding of real estate and property management. This expertise has consistently driven efficiency, growth and success at K&D. Karen has overseen a plethora of major projects and overhauls across K&D’s Operations, Accounting, Marketing, Human Resources, and IT departments. Her attention to detail and willingness to adapt business practices have proven instrumental in maintaining a high level of efficiency throughout K&D. A prime example is her leadership during the company's transition to Yardi, a new rental management software. This massive project transformed K&D's business practices and set the stage for continued success.
As COO, Karen fosters a culture that prioritizes both family and collaboration. She believes in empowering teams to achieve their full potential and emphasizes that through her open-door policy and motivational approach to leadership. Beyond work, Karen enjoys spending time with family and lending a hand with her friends' home improvement projects – a testament to her love of creating sanctuaries for people to live and thrive.
Karen's dedication extends far beyond K&D. She has served as board chair of Downtown Cleveland Inc. for three-plus years, leading the organization through a strategic plan, hiring a new CEO and overseeing its expansion. Karen has also fostered crucial relationships with Greater Cleveland Partnership, Destination Cleveland and other advocacy groups, ensuring a united front for downtown Cleveland's progress as the heart of Northeast Ohio. She was recognized in February of 2019 by the Cleveland Metropolitan Bar Foundation with the Richard W. Pogue Award for Excellence in Community Leadership and Engagement. Karen was granted their most prestigious service award “because she exemplifies leadership and engagement in the community through her efforts to restore our city’s historical buildings, her support of local charitable organizations, and her promotion of the vitality of downtown Cleveland.”
From its humble beginnings to its role in shaping the city's downtown landscape, K&D's legacy reflects Karen’s and Doug’s dedication to both building excellence and creating a strong sense of community. Karen's enthusiasm for K&D and Northeast Ohio is contagious! A Desire for Success.
Douglas E. Price III, Chief Executive Officer, spent over a decade building business management experience before founding K&D with Karen M. Fanger in Mentor, Ohio, in 1984. Since then, Douglas and Karen have propelled K&D into the largest privately owned and operated development and management group in Greater Cleveland and have overseen the renaissance of Downtown Cleveland’s rental market.
From a young age, Douglas, a Northeast Ohio native, learned the ins and outs of property upkeep from his father, Douglas Price II. This would give Douglas the knowledge necessary to bring distressed properties back to life. After attending a real estate seminar with Karen M. Fanger in the early 1980s, the pair purchased their first property in 1984, an eight-unit apartment building in Mentor, Ohio. The preceding decades would see Douglas at the helm of countless property acquisitions throughout the Greater Cleveland area, focusing K&D’s efforts on Senior Housing, multi-family rentals, and historic office-to-apartment rehabilitations & conversions. A major milestone for Douglas was reached in 2016 with K&D’s acquisition of Cleveland’s iconic Terminal Tower, further cementing K&D’s importance in the region.
Following more than 40 successful projects, Douglas has earned the trust and respect of regional financial institutions and state and federal partners, which have proved essential in his efforts to overhaul Downtown Cleveland’s residential sector. His motivation to see deals succeed has earned him praise throughout the real estate community, many prestigious awards, such as Man of the Year from the Northeast Ohio Apartment Association, and repeated listings in Crain’s Cleveland Power 150 businesspeople ranking.
As CEO, Douglas is relentless in his pursuit of progress, guiding his employees wherever he is needed and maintaining constant communication at all levels of the company. Douglas takes a hands-on approach to management and doesn’t shy away from getting to the core of issues while cultivating a close-knit, family-focused business culture.
Despite his busy role at K&D, Douglas enjoys spending much time with his wife, Jane Price, their four children, and their grandchildren. He’s also an avid boater and member of the Mentor Harbor Yachting Club, where he spent time as the Commodore and maintains a high level of involvement across the organization.
Douglas is excited to see what the future holds for K&D and Cleveland and is proud of what K&D has accomplished these past decades: “Across the country, we have overseen the largest and have done the most historic conversion projects. We've done nine historical projects now in downtown Cleveland alone, which is a tremendous achievement!”
Anthony Fracci joined the K&D executive team in December 2018, bringing extensive experience as a finance and accounting executive in the national general contracting sector.
Initially taking on the role of Director of Finance, he primarily focused on the Downtown Cleveland portfolio's construction and commercial components. In 2021, Anthony transitioned to the CFO role, where he collaborates closely with the CEO and President & COO on crucial functions including financing, budgeting, treasury management, capital planning, acquisition underwriting and planning, insurance maintenance, and operational reporting.
Outside of his role at K&D, Anthony serves as a Board Member for Hershey Montessori School and actively participates at the Kirtland Country Club. He holds a BBA from Loyola University Chicago. In his free time, Anthony enjoys quality moments with his wife and two children, as well as playing golf and exploring new destinations through travel.

Douglas E. Price, IV uses his extensive industry experience to oversee K&D’s conventional housing portfolio, project management, and real estate development. He has successfully completed multiple state-historic rehabilitation projects, including the iconic Terminal Tower and, most recently, 55 Public Square.
Growing up in the real estate industry, Douglas acquired valuable business practices at a young age at joined the K&D team in April 2016, earning the respect and trust of his employees and peers. He plays a pivotal role in K&D’s future, continuously working to achieve company goals and optimize the potential of the organization’s real estate assets.
Douglas is actively involved in the community, serving on the board of the Northern Ohio Apartment Association (NOAA), Hershey Montessori School, and Downtown Cleveland’s Economic Development Committee.
Nancy Nicole Saric joined the K&D executive team in May 2006, bringing a wealth of experience and knowledge from pivotal roles across various industries. With a Master’s Degree in Business Administration and 30-plus years of hands-on expertise, her contributions have been significant.
At K&D, Nancy collaborates closely with the CEO and President & COO to provide daily support to hundreds of employees across multiple sites. Her expertise spans recruitment, training and recognition, policy and procedure development, contract negotiations, regulatory compliance and reporting, records management, benefits administration, workplace safety, and serving as the primary liaison for legal matters, advocating for both employee and employer rights.
Nancy's outstanding contributions have been recognized within K&D, where she has been honored with accolades such as Employee of the Year. She has also been featured in the Cleveland Plain Dealer’s showcase of top professionals in the region. Beyond her commitments at K&D, Nancy has shared her knowledge as an adjunct faculty member at Ursuline College in Pepper Pike, Ohio.
Fluent in several languages, she has been a proud member of the Croatian Community throughout her life. Nancy remains an active member of the Safety Council and the Society for Human Resources Management. Outside of her professional endeavors, Nancy enjoys outdoor activities such as golfing and practicing yoga and spending quality time with her four children.

Dawn Fanger began her career with K&D in 2001 and has demonstrated remarkable growth within the organization since then. Starting in the accounts payable/receivable department, she transitioned into accounting before seeking property experience by managing credit and collections at K&D’s largest community at the time. Embracing new challenges, Dawn moved into operations, and in 2022, she was promoted to the executive team.
Throughout her tenure at K&D, Dawn has led two software conversions and implemented numerous processes to enhance the experiences of both employees and residents. She has created and maintained detailed policies and procedures for all employees, trained numerous staff members to ensure their success, and provides daily support to property staff. Additionally, Dawn frequently undertakes projects and tasks for ownership, demonstrating her versatility and commitment.
Dawn's career growth within K&D reflects her dedication, adaptability, and continuous pursuit of excellence, making her an integral part of the organization's success.

Kevin Hagen joined K&D in the summer of 2016 as an intern and was hired as a full-time employee in 2017 as an Operations Manager in K&D's conventional portfolio. After three years of growth in this position and being named K&D’s “Employee of the Year” in 2020, he became a Regional Manager in the organization’s downtown Cleveland portfolio. In 2022, Kevin was promoted to his current role as Vice President of Senior Housing.
In his current position, Kevin oversees K&D’s portfolio of approximately 1,700 senior and affordable apartments. Known as an expert in this sector, he provides strategic leadership that enhances each resident’s experience while simultaneously achieving asset appreciation for the portfolio.
Kevin has obtained the accreditation of Certified Occupancy Specialist (COS) through the National Center for Housing Management (NCHM) and graduated from Baldwin Wallace University in 2017 with degrees in Finance and Business Management.
Matt Driggs has been with K&D since May 1998. Throughout his tenure, Matt has held positions in nearly every property-based facet of the company. Starting during his college years, he worked in landscaping, unit rehabs, light maintenance, and served as a customer liaison during condominium building construction. Matt has also been involved in apartment leasing, on-site property management, and served as a Regional Manager for the downtown Cleveland portfolio. Since 2017, he has held his current role, working closely with the CEO and President & COO to oversee and manage more than two million square feet of K&D’s commercial real estate holdings. Matt’s responsibilities include tenant relations, commercial leasing, and commercial build-outs. He has been recognized within K&D for his outstanding contributions, including being named Employee of the Year in 2018, being honored in 2017 for his 20 years of service with K&D, and being part of the 2016 Department of the Year. Beyond his professional commitments, Matt has been a board member of the May Dugan Center since May 2023, a philanthropic non-profit organization serving the Greater Cleveland area, where he supports the Building Committee. In his free time, Matt enjoys spending time with his wife, family, dog, and friends. He is passionate about outdoor fitness activities such as road and trail running, cycling, and mountain biking. Matt also loves listening to, playing, and attending music events, and enjoys summers on Lake Erie aboard his boat. A proud resident of Cleveland, he has lived in either downtown Cleveland or the Gordon Square area since 2005.
